Resident Requirements

1. All persons must be at least eighteen (18) years of age and provide a government-issued photo identification. International persons must provide proof of legal entry and a Green Card or Visa, with dates valid through the entire lease period. Roommates must all qualify individually.
2. A credit check will be run on all American citizens, who are subject to the following requirements:
   • U.S. citizens with no credit history or a low Beacon Score may provide a qualified co-signer or may pre-pay the full term of the lease.
   • The minimum Beacon Score accepted is 750.
   • International persons must provide legal documents stating their relationship to LSU with their financial benefit listed. These include documents such as (but not limited to) J-1(DS-2019) or F1(I-20) visas or the equivalent.
   • Applicants will be rejected if any of the following appear on their credit report: eviction, judgment, bankruptcy, collections, or charged-off accounts.
3. Non-students must provide proof of income (minimum 3× monthly rent).
4. A $40.00 application fee may be charged when applying, and it is non-refundable. Pay a security deposit and the first month’s rent upon approval.
5. A criminal background screening may be required for non-students. (There will be a $70.00 or more charge based on the cost of the report.)
6. The application(s), application fee(s), and security deposit(s) must all be submitted and approved prior to an apartment being held for the applicant. Students not yet in the USA must pay security deposit through a friend or family member to hold the apartment.
7. Adherence to community policies and pet regulations is required.
